From Monday 27 October 2025, a new law will make sure damp and mould problems in social housing are dealt with quickly and properly. It’s called Awaab’s Law, named after Awaab Ishak, a two-year-old boy who sadly died in 2020 because persistent mould issues in his home weren’t adequately addressed. This law exists to make sure that never happens again.

What it means for you is simple, there will be clear deadlines for us to act:

  • If the problem is an emergency and could seriously affect your health or the health of people living with you, we’ll visit within 24 hours and start work straight away.
  • If it’s a significant risk to health but not an emergency, we’ll investigate within 10 working days and give you an update within three days of our visit. Repairs will start within five working days.
  • If the risk is not an emergency or significant will not meet the Awaab’s law threshold and will continue to be dealt with under our current 28-day time limit.

If you do experience any damp or mould issues, it’s important that you follow the points below:

  • Try to keep your home well ventilated
  • Keep lids on saucepans to stop steam from escaping
  • Close your bathroom door and use the extractor fan when bathing or taking a shower
  • Try to dry clothes outside wherever possible. If drying inside, use a well-ventilated room
  • Wipe down any condensation on windows and damp surfaces as soon as you can
  • Report any damp, mould, or condensation as soon as you see it – even if you think it’s small.
  • Let us into your home when we visit, so we can investigate and fix the problem quickly.

This law exists to protect you and your family. So, if something goes wrong – however unlikely – you should expect a safer, healthier home, and quicker repairs when you need them.
