How we're investing in your home
We are investing in major improvements to your home — things like roofs, kitchens, bathrooms, windows and doors. Our plan runs for four years from 2026 to 2030. It makes sure every home is well‑maintained and that we spend money where it makes the biggest difference.
Our work is guided by four themes.
- We want to deliver homes you are proud to live in
- We are planning for the future so we can look after the homes we have now and prepare for what comes next
- We are strengthening our partnerships and involving customers more, so we can increase our impact
- And we are getting ready for 2030 and beyond, as we work towards being Net Zero Carbon ready.
We believe that excellent asset management is key to ensuring happy, satisfied tenants, customers and communities. When we work efficiently and get better value for money, we can invest more in your home and your community. This supports our corporate objectives of:
- Home – creating spaces where people can thrive
- Support – help for people across a range of challenges
- Quality – embedding and exceeding service standards.
Over the last five years, we have made big improvements. We have invested over £8.2m in energy‑saving work including solar panels, better insulation, improved thermal performance for windows and doors, and better ventilation. We have also spent £6.9m on central heating upgrades.
We have replaced roofs across our operating area, investing £12.2m, and installed £10.1m of new kitchens and bathrooms. Alongside this, we have delivered community projects such as parking schemes and landscaping worth £1.3m. We are also working closely with local authorities to support improvements in neighbourhoods where our customers live.
Looking ahead, our next four‑year plan includes £6.5m for more energy improvements to help reduce fuel bills. We will invest £5.3m in efficient central heating system upgrades and £8.8m in new roofs, windows and doors to help keep homes warm. Our programme for new kitchens and bathrooms will total nearly £10m.
We also plan to continue improving neighbourhoods with a £1.5m investment programme.
We will always contact you at least twelve months before any planned work to your home or local area. This gives you time to share your views and choose finishes and options where this applies. We will stay in touch throughout any work to make sure you feel informed and comfortable with progress.
