We work with you, our contractors, and partners to make sure that your neighbourhood is a tidy and safe place for you and that your community is a supportive and vibrant one. Below we’ve included some key things that you need to know.

Looking after your neighbourhood

Our Area Service Managers (ASM) regularly visit your neighbourhood to look at everything that might influence your experience.

 We focus on:

  • Responding to feedback you’ve given us about your neighbourhood.
  • Creating better places to live and work.
  • Identifying, managing, and resolving any issues in communal areas, such as health and safety risks, repairs or cleaning that needs to be undertaken.
  • Identifying areas for improvement in your neighbourhood.
  • Checking that tenancy conditions are being adhered to, for example Area Service Managers (ASMs) will check that gardens are tidy, that there is no damage to property or unapproved alterations and much more.
  • Monitoring and managing the quality of contracted services such as grounds maintenance and cleaning.
  • Making things as efficient as possible to provide value for your rent and service charge.

Communal areas and ground maintenance

When are our ASMs and Estate officers visit they make sure that communal areas are regularly maintained, kept clean, safe, and secure, promptly repaired, kept free of graffiti, litter and unwanted items, and are adequately serviced and lit.

Communal areas include:

  • Shared entrance doorways and windows.
  • Hallways, stairs, and landings.
  • Lifts.
  • Green areas owned by Acis.
  • Bins stores and drying areas.
  • Unadopted roads, paths, and parking areas and lighting

We work in partnership with our contractors and other partners and landowners to make sure that standards are maintained across a wide area.

You can also use the visits by our ASMs as an opportunity for us to talk to you about the issues in your area.

Flytipping

Fly-tipping has a negative impact on our neighbourhoods and is illegal.

Those caught fly-tipping will be charged for the cost of clearing and disposing of the rubbish and may face prosecution. 

Disposing of your waste:

  • get in touch with your local council about the different collections they have.
  • donate your unwanted items to a local charity.

Reporting flytipping

Removing fly tipping from our land is costing a significant amount of money. This means we have less money to spend on improvements to your neighbourhood.

If you see any fly-tipping in our areas that are on our land you can report it through MyAcis or by calling our Customer Service Centre on 0800 027 2057.

If it’s not our land, you’ll need to report it to your local authority. If you’re unsure get in touch with us and we’ll advise you on the next steps.

Bikes and quads

We’re aware that bikes and quads being illegally driven is increasing in our neighbourhoods and across the country. We will take action against any tenancy connected with this, however it is a police matter. You can report any sightings through 101, Crimestoppers or through your local police website. By reporting every incident, the police can build a pattern and understanding of behaviour which in time will help them to deal with the issue effectively. If you know where the bikes in your area are coming from and they’re associated with an Acis tenant, then please let us know so that we can take the appropriate action.
